The Neighbourhoods

Langley isn't one market. It's a dozen small worlds, and the differences decide everything.

Yes, you're buying square footage. You're also buying mornings, neighbours, and somewhere to put the boat. Each guide covers both the numbers and the life: catchments, lot truths, wells and septic, commutes, and where the fog sits in October.

Campbell Valley

Room. Real room. Acreage and horse country where you fix your own fence, wave at two neighbours a day, and hear nothing you didn't choose to hear.

Fort Langley

The village that knows your name and your coffee order. Heritage streets, river light, and a main street worth defending.

Walnut Grove

Where the kids grow up right. Good schools, full driveways, and a highway close enough to use, far enough to ignore.

Willoughby Heights

New streets for people building something. Schools going up as fast as the houses, and value that hasn't finished moving.

Brookswood

Big lots under old firs. Room for the shop, the boat, and the dog, under trees that were here first.

Murrayville

Heritage streets, the hospital up the road, and no interest in impressing anybody. Solid, and priced like people know it.

Salmon River

Hobby farms and long driveways. Neighbours who wave from the tractor, and show up when it matters.

Otter District

Working land, measured in generations. For people building something meant to outlast them.

County Line Glen Valley

River flats and gravel-road quiet on the eastern edge. You go out there for a reason, and it's a good one.

Aldergrove

The honest buy-in. First acreages, first detached homes, and room to build a life without asking permission.

Langley City

The walkable core, with change you can see from the porch. Townhomes, condos, and the SkyTrain money already on its way.

Market Intelligence

Where it's heating up. What to wait on.
Called plainly, every month.

Each month we take the board's numbers apart, neighbourhood by neighbourhood, and say what we think: where the value is moving, which corners are hot, when to list, when to negotiate. Clear calls, every figure sourced and dated, read through twenty years of working these roads.

One reading: homes sold in the month divided by listings still active at month end, all three home types together. In the October 2026 report (September data) it is 16.7%, in the range conventionally called balanced; a range describes the month and does not guarantee negotiating power or rising prices.

Where the money is

The corners with competing interest, the value plays, and the patient-money land, named neighbourhood by neighbourhood.

The four windows

When to buy, when to list, when to harvest, when to negotiate. The year has a shape; we call it in advance.

Smart moves this month

Upsizing, downsizing, investing, exiting: what this exact market pays for, and what it punishes.

Our Monthly Picks

Fifteen properties that stand out. Every month. Called plainly.

From the whole market, not just our listings: homes with a low asking-price-to-tax ratio for their neighbourhood, homes priced low by the square foot against their own neighbourhood, and a handful chosen by reading rather than ranking. One honest line on why each one made the list, and the working shown so you can check it.

Priced against the tax

Low asking-price-to-tax ratios

Five each monthPrice against annual tax, sourced & dated

Within one municipality tax bills broadly follow assessed values, so a price-to-tax ratio well below the neighbourhood’s median is a screening signal, not a valuation. We show the ratio and the working.

Space for the money

Where the numbers quietly work

Five each monthDollars per square foot vs. the sub-area median

Nothing dramatic, which is the point. Each asks well under the median for its own neighbourhood and its own property type: a broad screen of where to look, not a verdict.

The ones with a story

Sometimes a property is simply a story

Five each monthNot chosen on arithmetic

A farmhouse with its original barn, a view that shouldn't exist at the price. Flagged purely because they're worth seeing.
