The $100-a-foot premium is what the new-condo shelf is made of. The entry band is the loosest in the township, 120 units under $450,000 for sale against 56 last year, while the larger, dearer condos tightened. Buyers moved up in size, and the small new unit is what is left on the shelf.
A buyer wanting a one-bedroom has the pick of the market and should say so in the offer. A buyer wanting three bedrooms in a condo is in the one condo segment that grew (up 26%). And a resale two-bedroom a block from the new tower is, on the numbers, the value.
